Senior Living Facility Planned to Replace Columbus Club in Peekskill
The owners of the Drum Hill Senior Living Community in Peekskill are looking to duplicate their successful efforts at another location in the city.
Representatives of Trinity Associates, LLC appeared before the Common Council last week to explain their plans to acquire the two-acre property at 1847 Crompond Road, occupied for many years by the Christopher Columbus Club, and construct 52 independent living units for seniors 62 years and older.
Trinity Associates President and Managing Member John Saraceno said there has been “a tremendous demand” at Drum Hill, a 120-unit facility on Ringgold Street that opened in an historic former school building in late 1999, adding the vacancy rate has always hovered around one percent.
With more than 25 years of development and management experience in the Hudson Valley, Trinity Associates also built the 12-unit residential and commercial Ossining Trust Bank storefronts that became a focal point in downtown Ossining.
Maximum income levels for seniors interested in residing at the new four-story facility in Peekskill would be $44,000 for one person and $50,700 for two people. The 36 one-bedroom units will be rented at between $1,050 and $1,200, while the 16 two-bedroom units will carry rents between $1,200 and $1,500.
The units will have limited services, such as housekeeping and joint transportation with Drum Hill.
Trinity is seeking a special permit provision from the council that is available since the property is in close proximity to New York Presbyterian/Hudson Valley Hospital. The Planning Commission will review the site plan for the project.
“Let’s try to get the application in so we can start our process,” Peekskill Mayor Frank Catalina said. “Your reputation in the community is without blemish. We’re looking forward to it. This is a great project for Peekskill.”
